
Job Title: Site Supervisor – Real Estate
Job Summary:
The Site Supervisor is responsible for overseeing the preventive, corrective, and refinement activities of a residential or commercial development. This role ensures that all residential or commercial assets remain fully functional, well-maintained, and compliant with company standards as well as national regulations. The Site Supervisor also plays a critical role in coordinating maintenance operations, managing vendors, and optimizing property performance.
Key Responsibilities:
Maintenance Planning & Execution
- Develop and manage comprehensive maintenance schedules in coordination with internal stakeholders to ensure seamless operations.
- Allocate team resources effectively to meet operational requirements in a timely manner.
- Conduct regular inspections aligned with annual maintenance plans and service agreements.
- Prepare budgets for operating expenses, capital expenditures, and critical maintenance needs in collaboration with the Finance team.
- Implement energy-saving initiatives to optimize resource efficiency.
- Oversee the procurement, inventory, and availability of maintenance consumables and critical spare parts.
- Engage and manage external vendors for specialized maintenance tasks, ensuring quality execution within agreed timelines.
- Monitor contractor performance, report issues promptly, and drive continuous improvement efforts.
- Assign and oversee daily maintenance tasks, ensuring alignment with team capabilities and expertise.
- Respond swiftly to maintenance incidents and emergencies, taking appropriate action to minimize disruptions.
Facilities & Operational Oversight:
- Inspect, monitor, and ensure compliance with cleaning and security standards as per service level agreements.
- Supervise the routine and emergency opening and closing of premises and grounds.
- Enforce security protocols and procedures to safeguard buildings and assets.
- Assist tenants, residents, and visitors by addressing inquiries and providing necessary support.
Reporting & Compliance:
- Maintain accurate records of all maintenance activities, equipment updates, and service documentation in compliance with internal guidelines.
- Analyze operational data and prepare reports for management, offering insights and recommendations for improvement.
Qualifications & Experience:
- Bachelor’s degree / Diploma in a related field e.g. electrical, plumbing etc (preferred).
- Minimum of 5 years of experience in facilities and property management.
- Proficiency in MS Office, relevant databases, and property management software.
- Strong organizational skills with the ability to multitask effectively.
- Excellent interpersonal and communication skills.
- Strong problem-solving and project management capabilities.
- Ability to take initiative and drive operational improvements.
