Job Description – Head of Sales/ Sales Manager

1. Company Overview

Maisha Housing Limited is currently focussed on developing 1,100 units (apartments and townhouses) within the Tilisi Development in Limuru. Currently, the company has sold close to 500 units and 300+ families currently reside in the three developments

2. Position Overview

The Head of Sales will lead our revenue growth initiatives, manage the sales team, and ensure the successful sale of our properties. This role requires a strategic thinker with proven leadership, management skills, and in-depth knowledge of the Kenyan real estate market.

3. Role and Responsibilities:

Key Responsibilities:

A. Sales Strategy & Planning:

  • Contribute to developing comprehensive sales strategies aligned with company objectives.
  • Analyze market trends, customer needs, and competitive landscape to identify opportunities and mitigate risks.
  • Establish and monitor sales targets, both team and individual, ensuring the achievement of monthly, quarterly, and annual sales goals.

B. Team Leadership & Development:

  • Lead, mentor, and motivate the sales team to achieve high performance standards.
    Recruit, train, and onboard new sales team members.
  • Conduct regular performance reviews, providing constructive coaching and feedback.

C. Client Relationship Management:

  • Cultivate and maintain strong relationships with prospective and existing clients.
  • Ensure an exceptional customer experience throughout the sales journey.
  • Address and resolve client issues and concerns promptly and professionally.

D. Sales Operations & Reporting:

Manage the end-to-end sales process, from lead generation to deal closure, including fund collection.

Manage the sales pipeline and accurately forecast future sales performance.

Oversee the management and utilization of the CRM system.

Establish and nurture relationships with both existing and potential third-party realtors.

Prepare and present comprehensive sales reports and analyses to the CEO.

• Conduct daily and weekly team meetings to track progress and address challenges proactively.

E. Sales Documentation and Legal Process:

  • Ensure the timely and accurate preparation of Letters of Offer, Sale Agreements, and Payment Schedules.
    Provide guidance on purchase price calculations for non-standard payment terms.
    Lead the team in addressing any issues or responses required from the buyer’s legal team.
  • Oversee the secure storage and retrieval of all sales documents, and follow up regularly with legal counsel to ensure timely preparation and execution.

F. Mortgage Management:

  • Develop and maintain strong relationships with bank relationship managers to facilitate smooth and efficient mortgage closures.
  • Coordinate with Banks and Saccos to assist clients in securing mortgage pre-approvals and completing application processes efficiently.
  • Monitor the progress of mortgage applications to ensure timely approvals, keeping clients informed throughout the process.

G. Marketing Support:

Lead the sales team during promotional events to generate leads and convert prospects into buyers.

Proactively approach, propose, and pitch products to institutions, companies, and Saccos to secure bulk sales.

• Collaborate closely with the marketing team to develop campaigns that drive leads and enhance brand awareness.

4. Qualifications and Requirements:

Bachelor’s degree in Sales, Marketing, or Business Administration. MBA is advantageous.

8+ years of experience in sales, with 3+ years in a leadership role within real estate.

Proven track record of exceeding sales targets and driving revenue growth.

Demonstrated experience in leading and motivating sales teams.

    In-depth knowledge of local and regional real estate markets and trends.
  2. Compensation

Largely commission and target based.
